Business Real Estate in Tanggu and TEDA is Falling in Price in Succession and Competitions are Gaining Momentum

altAccording to statistics, as of this year, there are 45 business buildings which have been put into use in Binhai New Area, the total construction area of which has exceeded 2.47 million square meters. Moreover, 82 business buildings are under construction in the Binhai New Area, most of which will come into service by the end of next year. As it were, while Binhai New Area business real estate market is driving into the “fast traffic lane”, it is also confronted with unprecedented competitions. In the face of increasingly fierce competitions, real estate enterprises in Binhai New Area began to adjust strategies to deal with new situations one after another.

Business Real Estate Supplies are MagnifiedAs Binhai New Area MSD, the Central Business District, Xiangluowan Business District, and Sino-Singapore Tianjin Eco-city and other business areas are taking shape, the number of business building projects of the new area is increasing dramatically. The reporter learned from a data statistics on one real estate website that, as of May 9, there are 45 business buildings either rented out or sold in Binhai New Area; 82 business buildings are under construction and most of them will come into service by the end of next year.

“The business real estate project in Binhai New Area has reached an unprecedented level both in amount and scale. Compared with the same period of last year, the number has multiplied,” said Mr. Zhu, manager of a business real estate project at Sea-world Hi-tech Zone. He also told the reporter that the growth of business real estate has on one hand given rise to the formation of aggregation effect and thus activated the market, but on the other hand, it also poses great challenges to projects that have little policy support.

As the reporter learned, in order to cope with the unprecedented market competition, some business real estate enterprises in Tanggu and TEDA are scrambling to drop the price in exchange for sales volume growth. For example, the transaction price of a store on the 13rd Avenue of TEDA has dropped to no more than 20,000 yuan form 23,000 yuan at the beginning of the year, showing a sharp decrease.

Besides price-off promotions, some developers began to develop some innovative sales approaches such as providing “nanny-like” service to customers. “As our business project will be opened to customers in the near future, besides providing buildings, we will also provide settling enterprises with services such as policy support, talent attraction, market contact, and human value cultivation, etc. so as to facilitate the rapid development of such enterprise,” said Zhou Mengbo, a responsible person of Zhizao Chuangxiang City at Tanggu. According to Zhou Mengbo, the difference between their business project and most of others is that, besides providing office location and property services to business owners, they also offer universal design from ecological environment to growth environment and give financial and go-public support to settling enterprises.

“In the meanwhile we will provide the business owner with a platform for business development and communication. For instance, our interactive activities with ‘star enterprise’ member club formerly were just aiming at setting up a platform for entrepreneurs to communicate with each other and seek cooperation opportunities for mutual benefit,” said Zhou Mengbo.
