Tianjin Eco-City Partners Taiwan’s Largest Developer to Create a “Live, Work and Play” Community

Taipei/Singapore, 2 July 2009 - Sino-Singapore Tianjin Eco-City Investment and Development Co., Ltd (SSTEC) and Farglory Land Development Group Shanghai which is backed by Farglory Group, Taiwan’s largest property developer, will collaborate to create a “live, work and play” community in the Tianjin Eco-City in the most sustainable way.

The two companies will work together on an integrated development covering more than 100-ha of residential and commercial land, of which more than 70-ha is located within the Eco-City’s 4-sq km Start-Up Area (SUA) and another 30-ha is outside the SUA. The entire development will include the conversion of an old fishing village, Qing Tuo Zi (QTZ) village, into an upmarket commercial development as well as a second light rail transit (LRT) station within the SUA.

This exciting project will offer various housing options for the new residents and serve as the hub of play activities for the Eco-City. The main land plots within the SUA will be developed by 2013 and the overall development is expected to be completed by around 2015. The total development will cost more than RMB10 billion and house about 12,000 homes.

Mr. Goh Chye Boon, CEO of SSTEC, is confident that the Tianjin Eco-City will continue to attract international players. He said “Tianjin has achieved one of the highest growth rates in the first quarter of this year and being the economic centre of the Bohai sea region, many investors and developers have shown keen interests in our Eco-City. To create a truly international city of the future, it is important for us to work with world-class investors and developers from around the world.”

On the potential of the Tianjin Eco-City, the Farglory spokesperson said “We are attracted by the vast opportunities offered by the Tianjin Eco-City. To us, it is an opportunity to further develop our eco-development concept and substantiate our eco-track record. We are confident that what we are about to create here will become a signature project for Tianjin Eco-City.”

Located between the sub-centre in the SUA and the future city centre of the Tianjin Eco-City, the QTZ village will be positioned as the Eco-City’s “play” hub offering a wide variety of entertainment, retail, food & beverage and wellness facilities centred around a lake. The heritage of this old fishing village will be preserved to maximise its appeal to residents, business travellers as well as tourists.

The residential developments will be purposefully designed to connect and dovetail with the commercial developments in the QTZ village, creating an optimal and sustainable “live, work and play” environment. The development will also see the linking of the second LRT station in the SUA to the other developments within SUA.

This integrated development aims to secure the LEED-Neighbourhood Development (LEED-ND) Certification, making it the first of its kind in China. The LEEDS-ND standard is a new system of creating and evaluating environmental sustainability in urban design and development. It is built on the idea that urban design, land use and the environment are inextricably linked. Every building will also be designed to achieve at least a Silver Award according to the Tianjin Eco-City’s Green Building Evaluation Standard (GBES).

About Sino-Singapore Tianjin Eco-City (SSTEC)
SSTEC is the master developer for the Tianjin Eco-City. Currently being incorporated, it is a 50/50 joint venture between the Chinese Consortium led by Tianjin TEDA Investment Holding Co., Ltd (Tianjin TEDA) and the Singapore Consortium led by the Keppel Group.

The Tianjin Eco-City is a landmark bilateral project between China and Singapore with private-sector investment and development. Located in the Tianjin Binhai New Area (40 km away from Tianjin city centre), the 30-sq km Tianjin Eco-City is envisioned to create a harmonious and sustainable community that meets the needs of an urbanising China and will be a modern township where 350,000 residents can live, work and play.

When completed, the 4-sq km Start-Up Area will be home to 26,500 households, with the first batch of residents expected to move in around 2011.
