Keppel to develop eco-homes in Tianjin Eco-City

Singapore´s Keppel Corporation Limited and Keppel Land Limited have revealed that they will take up interests of 45 percent and 55 percent respectively in a 36.8-ha site located in the 4-sq km Start-Up Area of the Sino-Singapore Tianjin Eco-City for a total investment of RMB705 million (approximately S$148.5 million).

Keppel Land has been appointed the project manager for the development of the site which it said will be carried out in phases.

The site is expected to yield about 5, 000 homes in total as well as commercial developments including office and retail with a total Gross Floor Area (GFA) of about 680, 000 sq m.

Keppel said the site is currently at the masterplan development stage.

Phase 1 is expected to yield about 1, 760 homes with a total GFA of about 170, 000 sq m and commercial developments.

The commercial developments will include office and retails covering a total GFA of about 40, 000 sq m.

Keppel said construction of Phase 1 will commence in the first quarter of 2010 and the sales launch of Phase 1´s homes is expected in the second quarter of 2010.

“Keppel Land has a successful track record in masterplanning and executing large-scale integrated township developments. Our knowledge of and experience in the China market will put us in good stead to harness synergies and create value for the Tianjin Eco-City,” said Kevin Wong, Group CEO of Keppel Land.

Keppel said is has engaged an international team of expertise for this project which comprises Skidmore, Owings & Merrill, Palmer & Turner Consultants, Rocky Mountain Institute and Parsons Brinkerhoff, one of the leading engineering consultancy firms with vast experience in China and eco-projects.

Keppel said all the homes and commercial properties will be developed to achieve at least the BCA Green Mark Gold or its equivalent.

Eco-features in the Keppel development include the provision of good thermal insulation for buildings and use of solar energy to reduce energy consumption; thoughtfully planned internal spatial lay-outs for effective lighting and ventilation for indoor air quality; rainwater collection (recycled water) for irrigation and outdoor cleaning purposes as well as extensive landscaping features including the introduction of sky gardens.

The Keppel development is strategically located along the Eco-Valley and is within close proximity to the Eco-Business Park and the commercial sub-centre which is located next to a planned light rail (LRT) station.

The Tianjin Eco-City is developed by Sino-Singapore Tianjin Eco-City Investment and Development Co Ltd, a 50/50 joint venture company between the Singapore Consortium led by the Keppel Group, and the Chinese Consortium led by Tianjin TEDA Investment Holding Co Ltd.
